How close can I build to the boundary?

Published June 2nd, 2024 by Justin Cannon

200mm from the outside face of the veranda's gutter and the fence, which means that the veranda column will be 360mm off the fence.  If there is a pre existing timber deck under the area we need to build the structure then regardless of how far away the timber decking is to the fence our structure needs to be designed 1m away from the boundary.

Published June 2nd, 2024 by Justin Cannon

If you design a structure that has the outside face of the veranda's gutter edge closer than 1m then Install a Veranda needs to organise a fire engineer to issue a fire modification certificate and you have to cost in $1,000.  The only time this does not apply is when there is a nature reserve, council owned land or corner block on the side that you

As a rough rule of thumb if you design your structures to have approx. no less than 5m between columns this will cover most scenarios. We can technically have the spacing higher but this will be decided by the trades managers at the trades measure up that happens after the job is sold.

When are risers brackets needed?

Published June 1st, 2024 by Justin Cannon

When the height of the main house guttering that you are attaching to is 2.3m or lower. The reason for this is once you install the permitter beam underneath the main home gutter you automatically lose 120mm then when you install our veranda roof you lose a futher 20mm per 1m of width. Example if you have a vernada roof that is 5m wide you lose a fu
