What are the key things to remember about Timber Deck
- We use ModWood and eco composite board and Probeam colorbond steel as the substructure.
- When we are to build a new timber deck we need to hvae 150mm clearance from the bottom of the supporting colorbond Pro Beam and the earth meaning the total room we need is approx 300mm from the top of the decking to the ground level. We tell the client what is needed to prep the site and they can organise a local bobcat earth moving guy to prep the site to out needs.
- When building over an exisitng timber deck or over a new deck we are going to build, regardless of how close the decking is going to do to the boundary our structure will need to be 1m away from the boundary to allow the building permit to be approved.
- When a deck is installed on a sloping block and ends up having walls or side that need covering with ModWood to match the top of the deck then cost it at $600 pre gst per m2 just like the top of the deck.
- When building a veranda over a deck the ideal way is to sleeve over or position the columns on the outside of the deck rather than penetrate through the decking. If there is no other way then contact Paul or Justin and let the client know and on exisiting decks that we need to cut a fairly wide hold to allow the builders to get in an dig a hold into earth or fix the column on the concrete below and we will finish it as neatly as possibly but it won't be perfect.
- We can do stairs but we don't do balustrading, if its stairs cost the area by $600 pre gst and add $1,500 as a lump sum for the stairs if its over 3 stairs or ask Justin to cost live in the home.
